Retail Infrastructure Division 04 of 10
Site to grand opening, onone timeline and one contract.
Real estate, build-out, carrier onboarding, licensing, staffing, and opening inventory — sequenced by one team so the lease and the launch date do not drift apart.
A store opens late for one of two reasons, and both are sequencing problems.
Either the lease was signed before carrier approval was certain, and rent runs while the approval does not arrive. Or the build-out finished before the inventory and systems were ordered, and a finished store sits dark waiting for stock.
Connex develops locations as a single sequenced programme. Carrier approval, lease, permitting, build-out, systems, staffing, and opening inventory are held on one timeline by one team, so a delay in any of them is visible early enough to move the others.
Capabilities
What the division does.
Market and site selection
Trade-area analysis, competitor mapping, traffic and demographic modelling, and a shortlist with the numbers attached.
Lease negotiation
Term, rent, escalation, tenant improvement allowance, exclusivity, and exit provisions negotiated before signature.
Permitting and build-out
Drawings, permits, contractor management, fixtures, signage, and inspection sign-off.
Carrier onboarding
Dealer application, approval, compliance requirements, and branding standards handled alongside the build, not after it.
Systems and POS
Point of sale, activation systems, connectivity, security, and payment set up and tested before opening day.
Staffing and opening stock
Recruitment, training to carrier standard, and opening inventory sized to the trade area rather than to a template.
Process
Five stages, each with an output you can see.
Market study
Trade area, competition, and forecast volume, delivered as a shortlist with the assumptions written down.
Site and lease
Site secured and lease negotiated, with carrier approval sequenced against signature rather than after it.
Permit and build
Drawings, permits, contractor management, fixtures, and signage through to inspection sign-off.
Systems and staffing
POS, activation, connectivity, and security installed and tested; staff recruited and trained to standard.
Open and ramp
Opening inventory in place, launch marketing live, and performance reviewed against forecast through the ramp.
Sequencing commitment
Carrier approval is sequenced against lease signature, not after it.
The most expensive mistake in store development is paying rent on a location that cannot yet trade. We hold the lease decision against the approval position and write the dependency into the programme, so if approval slips the lease decision moves with it rather than the rent clock running alone.
Commercial terms
Published, not withheld.

FAQ
Questions operators actually ask.
It is driven by permitting and carrier approval, not by construction. We quote a stage-gated programme once the market and the site are known, and we report slippage at the gate.
Yes. Any stage can be taken on its own, though the sequencing benefit is largest when the lease decision is still open.
No. The lease is negotiated in your name. We act for you in the negotiation.
We manage the dealer application, compliance requirements, and branding standards. The dealer relationship itself remains yours.
Through our own distribution division, sized against the trade-area forecast rather than a standard opening package.
